Design and Maintenance Fixes for Common Flat Roof Problems

A flat roof can increase not only the appeal, but also the beauty of your property. The rooftop can also be used for different purposes, such as storage or even a garden. However, draining rainwater and falling debris can be a challenge with this kind of roof. When not addressed, water on a flat roof can result in costly repairs.

Here are design and maintenance fixes for common flat roofing problems.

Buckles in the Membrane

Asphalt flat roofing systems usually have a similar structure to shingled roofs. They consist of an asphalt-soaked membrane, which is laid across the building to make the roof. However, unlike shingles, the membrane is only a single piece. Too much movement can cause the material to buckle, which risks the safety of your home. If your roof has this problem, it would need to be replaced immediately.

Pooling Water

Another common problem with flat roofs is pooling water. Because your roof is flat, rainwater or snow won’t slide down easily. Homes and buildings settle over the years, meaning they aren’t as level as when they were first installed. This can cause water to settle in the dips and divots of your roof. Besides getting regular maintenance from a professional roofing contractor, keeping your gutters clean is also important. Clogged gutters will cause water to back up to the roof, contributing to the problem.

Alligatoring

Alligatoring is a strong indication that you need to have your flat roof replaced. This occurs when the asphalt used on your roof has reached the end of its life and lost its elasticity. Common signs of this problem include cracks and bubbles, and a surface similar to the skin of an alligator.
